The proposals comprise an outline planning application for approximately 33 hectares of land at Lodge Farm.
The application seeks consent for:
Up to 100,000 square metres of employment floorspace suitable for industrial and logistics uses.
A new access from the A287/B3349 roundabout.
A new connection serving Newlyns Farm Shop and Lodge Farm Industrial Estate.
Significant new landscaping and woodland planting.

The application has been designed to allow development to come forward in phases whilst ensuring flexibility for future occupiers.
The Site Today
The site comprises approximately 33 hectares of agricultural land located immediately southeast of Junction 5 of the M3.
It sits adjacent to existing employment uses at Lodge Farm Industrial Estate and benefits from excellent access to the strategic road network.
The land is currently in agricultural use and contains existing field boundaries, trees, woodland and public rights of way.
THE PROPOSAL
The proposals for Land at Lodge Farm, North Warnborough are guided by three key principles:
The scheme will help address the strong and growing demand for modern employment space in the region by delivering up to 100,000 square metres of flexible industrial and logistics floorspace. The development will provide new opportunities for businesses, support local and regional economic growth, and respond to the identified need for strategic employment land in a highly accessible location close to Junction 5 of the M3.
The proposals are landscape led and will deliver a comprehensive package of environmental mitigation and enhancement. This includes substantial new structural planting, biodiversity improvements, sustainable drainage features, and carefully considered development zones and building heights. The approach ensures that environmental effects are fully assessed through an Environmental Impact Assessment process and that the development is integrated sensitively within its surroundings.
The development has been designed to improve connectivity and movement across the site and the wider area. A new access will be provided from the A287 and B3349 roundabout, alongside a new connection to the existing Newlyns Farm Shop and Lodge Farm Industrial Estate. The proposals will also retain and enhance pedestrian and cycle connectivity, including appropriate management and diversion of existing public rights of way.
Emerging Proposals
The emerging proposals set out how development at Land at Lodge Farm could be delivered through an outline planning application, with all matters reserved except for principal access.
The outline element seeks permission for up to 100,000 square metres of Class B2 and Class B8 employment floorspace, with ancillary offices, car parking and servicing. Building heights and development parameters are defined to ensure an appropriate and controlled form of development across the site. Access will be secured in detail from the A287 and B3349 roundabout,
An Illustrative Masterplan and Design Code will support the application and provide further detail on how the site could be developed over time, ensuring a high quality and coordinated approach to delivery.

Many existing industrial estates are fully occupied and cannot accommodate the larger, modern buildings required by today's businesses.
